Predictions & Retail Development Near 303

Recent articles in the Arizona Republic and on azcentral.com give us an insight into what is projected for communities in the Northwest Valley. Some of this is gee whiz type stuff and some is really interesting.

Azcentral.com is stating that The Greater Phoenix Economic Council is pegging Buckeye's 2004 population of 14,500 but Buckeye officials say its now closer to 35,000. 141% growth in about a year! Then they go on to project the population to be between 330,000 - 380,000 by 2030. Planners are expecting Avondale, now with 62,000 people will grow to 160,000 by 2030 or a growth rate of 158%!

With Proposition 400 passing recently, retail developers are lining up to build major retail projects. Here is a snapshot of the major plans:

Prasada: about 800 acres to begin in 2007 will feature a Regional mall, three power centers, theaters, restaurants and an auto mall. Prasada will be located on both sides of 303 between Waddell and Cactus roads in Surprise.

Sycamore Farms Towne Center: about 65 acres to begin in 2008 will feature power centers and restaurants. It will be located at the Southeast corner of 303 and Cactus Rd in Surprise.

Glendale 303: 105 acres with the land rezoned and annexed into the city will be for retail development and an auto mall. Glendale 303 will be located on the southeast corner of 303 and Peoria Ave. in Glendale.

Woolf Crossing: 225 acres will contain mixed housing, retail and office developments. Woolf Crossing will be located on the Southeast corner of 303 and Olive Ave. in Glendale. The land has been rezoned and is awaiting annexation.

Canyon Trails Towne Center: 94 acres to begin in med-2007 will feature Big-box stores and open-air pedestrian area and house specialty shops and restaurants. Canyon trails is located at the southern extension of 303 at Yuma Rd. in Goodyear.
