For purposes of this update, Surprise and the surrounding towns of El Mirage, Glendale, Peoria, Youngtown and Wittmann will be defined as family-oriented towns and cities.

Active adult/retirement communities in the greater Northwest Valley include, but are not limited to, Sun City, Sun City West, Sun City Grand, Corte Bella, Arizona Traditions, Sun Village, Happy Trails, Trilogy at Vistancia, and Westbrook Village. These retirement communities are located within the physical boundaries of towns:

Sun City Grand, Sun Village, Arizona Traditions and Happy Trails in Surprise
Corte Bella in Sun City West
Trilogy at Vistancia in Peoria
Westbrook Village in Sun City and Peoria

Others are located nearby in the West Valley and include Sun City Festival in Buckeye (New Construction) and Pebblecreek in Goodyear (New and Resale).

State of the Market: Currently more choices are available to buyers than in the recent years. Inventory is up and homes are taking somewhat longer to sell. Compared to the recent buying frenzy of last year, sales of existing homes appear to be stagnating. New construction offers buyers enticing incentives, causing resale prices to be driven downward in the family communities. In the retirement communities, prices are actually rising, but not at the levels of previous markets.
The net of all this is that it is a great time to buy. Interest rates are still attractive, choices are plenty and many sellers will negotiate.

Sellers, take heart: Homes with good locations, the right amenities and the right pricing are getting offers. Buyers still recognize the desirability of the Northwest Valley. Snowbirds and baby boomers still recognize the attractiveness of the area in terms of weather, affordability and value.
